About Satel

Satel operates high end residential compounds and mixed-use assets across Riyadh, Our marketing function is built on data, attribution accuracy, and performance driven execution.

We're looking for a specialist who understands lead economics, funnel velocity, and revenue impact.


Role Objective (Straightforward)

Increase qualified leads, improve lead-to-tour conversion, and reduce CAC through advanced performance marketing strategies.

This is a technical, analytical role—not a branding or content role.


Core Responsibilities

1) Paid Media Execution

  • Plan, launch, and optimize campaigns on: Google Search, Display, Performance Max, Meta, TikTok, LinkedIn.
  • Build segmented audiences, retargeting loops, and predictive look-alike models.
  • Run continuous A/B tests on creatives, landing pages, bidding strategies, and audiences.

2) Lead Funnel Optimization

Own the full funnel from impression, click, lead, tour to lease.

Improve conversion rates at each stage using:

  • heatmap analysis
  • behavioral insights
  • landing page optimization
  • message–market fit adjustments

Work daily with Leasing to verify lead quality and adjust acquisition strategy.

3) Analytics & Attribution

  • Build real-time dashboards (GA4, Looker Studio, CRM dashboards).
  • Track CAC, CPL, ROAS, conversion velocity, and retention impact.
  • Implement tracking infrastructure (UTMs, events, custom conversions).
  • Diagnose channel performance and reallocate budgets ruthlessly.

4) SEO & Demand Capture

  • Improve organic visibility for key compounds and locations.
  • Optimize listing platforms (rightcompound,Bayut, compoundin, Aqar ) to maximize inbound leads.
  • Build high intent landing pages targeting relocation, compounds, and expat markets.

5) Cross-Functional Alignment

  • Coordinate tightly with Leasing, Operations, and BD to align occupancy goals with marketing output.
  • Provide weekly reporting with clear decisions, not “updates”: start / stop / increase / decrease / fix.


Required Profile

4–7 years of hands-on performance marketing experience.

Proven track record of generating and optimizing qualified leads (not followers).

Expert in:

  • Google Ads (Search, PMAX, Display)
  • Meta Ads
  • TikTok Ads Manager
  • GA4, Tag Manager, Looker Studio
  • Audience building & segmentation

Strong analytical and experimental mindset—loves numbers, hates guessing.

Ability to work at high speed, iterate aggressively, and own revenue-linked KPIs.

Experience in real estate, hospitality, or service-based industries is a strong plus.

This is pure performance, tied directly to revenue and occupancy.
